Ok, so the way I like to work & my former customers really say it’s a lot easier is I am like your personal assistant. 😊 It saves you tons of time, energy, & stress. I send you a pre approval link, you fill it out, we get the banks rate locked in & get your income signed off on & your maximum approval amount. Just because You’re approved on the max amount doesn’t meant you have to spend it. So then you tell me what you feel comfortable spending & what type of home you’re looking to buy. I then search my 7 locations & thousands of lot models, ordered options, or repos & send you pics & videos.

You narrow it down & then we can go look at them if possible.

I also get you with land realtors if you need land & you guys now with your known budget, go look at locations in the areas that you’re interested in & pick out the land. I also get my land improvements person to do the same thing, if you need sewer, water, electricity, pad, clearing etc.

Basically I make it easy, one step at a time!! I am here with you throughout the entire turn key experience guiding you the whole time!

Ok, in order for me to get you the best deal possible, we need to see what your debts are & do a credit pull to be able to budget you and get you a preapproval! 

 

Please READ each step carefully so I will have ALL the information needed to help you as quickly as possible, because I know you are excited to see what we can do together!

Hints while filling out: If you do NOT own land and wanting to purchase land, put an estimate of the land cost and a city where you would like the land to be. We can edit this later. 

If you are using land as down payment, please indicate that and put how many acres and the estimate of the land's worth.  

Please put 2 full years of work history, and put your INCOME BEFORE TAXES. 

                     Step 2- Gather this paperwork for everyone on the application and email to me IN ONE email if possible to tiffani@spartanhomes.ms

       3- last 2 year w2's   (If self employed- last 2 year FULL Tax returns)

        4- last 30 day paystubs      5-If you own land & using for down payment then a copy of the deed
